Build a Thick, Dark Green Lawn That Can Handle Real Life

If you live in the transition zone, growing a great lawn can be tough. Hot summers, cold winters, drought, foot traffic, and partial shade can all put stress on your grass.

LESCO All Pro Transition Tall Fescue Seed Blend is designed for these conditions. It helps homeowners grow a dense, dark green lawn with improved durability, drought tolerance, and long-term performance.

Is This the Right Seed for Your Lawn?

  • You live in the transition zone, including areas like NC, SC, VA, TN, KY, GA, and surrounding regions
  • Your lawn struggles during summer heat
  • You want a thicker, darker green lawn
  • You are overseeding thin areas or starting a new lawn
  • You want professional-grade seed instead of basic big-box grass seed

If that sounds like your lawn, this is a great choice.

Why Choose LESCO All Pro Transition

Not all grass seed is built for the same climate. Some seed looks good early but struggles when summer heat arrives. This blend is made with turf-type tall fescue varieties selected for strong performance in the transition zone.

That means you get a lawn that is not only attractive, but also better equipped to handle heat, drought, traffic, and changing weather conditions.

What Makes It Different?

  • Professional-Grade Tall Fescue Blend: Designed for dense, attractive turf with strong durability.
  • Great for the Transition Zone: Performs well in areas with hot summers and cool winters.
  • Drought Tolerant: Tall fescue develops deep roots to help the lawn handle dry conditions better.
  • Handles Foot Traffic: A strong choice for active lawns, pets, kids, and everyday use.
  • Endophyte Enhanced: Helps improve natural resistance to certain surface-feeding insects.

LESCO All Pro vs. Our Envy Premium Blend

LESCO All Pro is a proven, professional-grade tall fescue blend that performs extremely well in the transition zone.

Looking for our highest-end option? Our Envy Premium Tall Fescue Blend is our in-house, top-tier seed designed for homeowners who want the darkest color, finest texture, and most elite lawn possible.

  • LESCO All Pro: Excellent durability, drought tolerance, and overall performance
  • Envy Premium Blend: Enhanced color, improved density, and premium cultivar selection

Bottom line: You can’t go wrong with LESCO All Pro—but if you're looking to push your lawn to the next level, Envy is our premium upgrade.

When to Use

Best time to seed: Fall is ideal for the best results.

You can use this seed for:

  • Overseeding thin or patchy lawns
  • Starting a new tall fescue lawn
  • Repairing bare spots
  • Improving lawn density and color

Spring seeding can also be done, but fall typically gives tall fescue the best chance to establish strong roots before summer stress arrives.

What to Expect

  • Germination typically begins in 6–10 days with proper soil moisture and temperatures
  • The lawn will continue to thicken over the next several weeks
  • Best results come from consistent watering during establishment
  • New grass should be mowed once it reaches the proper height

Why Quality Seed Matters

Grass seed is not something you want to cut corners on. Lower-quality seed can lead to thin growth, poor color, more weeds, and weaker summer performance.

LESCO All Pro Transition is a premium turf-type tall fescue blend made for homeowners who want a lawn that looks better, fills in thicker, and holds up stronger over time.

When Not to Use This Seed

  • Do not use on Bermuda, Zoysia, Centipede, or St. Augustine lawns unless you are intentionally converting to tall fescue
  • Not ideal for deep southern lawns where warm-season grasses perform best
  • Not recommended for areas with dense, full shade

Pro Tips for Best Results

  • Seed in early fall for best establishment
  • Loosen the soil before seeding for better seed-to-soil contact
  • Keep the seedbed consistently moist until germination
  • Use starter fertilizer at seeding to support root development
  • Lightly topdress new seed with peat moss or SeedAide to help retain moisture
  • Avoid applying pre-emergent before or during seeding

Bottom line: If you want a thick, dark green tall fescue lawn that can handle the challenges of the transition zone, LESCO All Pro Transition is a proven, professional-grade blend built for the job.

What is the best seeding rate for new lawns vs overseeding?

For new lawns, apply 8–10 lb per 1,000 sq ft to ensure thick, even coverage. For overseeding existing lawns, apply 4–6 lb per 1,000 sq ft, ideally paired with core aeration for best results.

How fast does it germinate?

Lesco All Pro TransitionBlend typically germinates in 6–10 days under ideal conditions, with most lawns showing growth within 7–14 days. new seed must be topdressed with peatmoss for best results.

What climate and light conditions are ideal?

This blend is designed for the transition zone, performing well in areas with hot summers and cold winters. It thrives in full sun to moderate shade and offers strong resistance to heat, drought, and foot traffic.

Does it resist pests and disease?

Yes, the blend includes endophyte-enhanced tall fescue varieties that help deter surface-feeding insects. It also shows strong resistance to common lawn diseases like brown patch and leaf spot.

Do I need special watering or fertilizer?

When is the optimal time to seed?

The best times to seed are fall and spring, especially in the transition zone. Avoid using pre-emergent herbicides near seeding time, as they can prevent germination. Always ensure the soil is well-prepared before seeding.

Honestly very disappointed with the

"Honestly very disappointed with the seed. My gardener told me it was great, so I bought 2 10lb bags. Put down 1 bag and watered and watered and all I got was a few small tufts of grass here and there after 5 weeks! I have the other 10lbs and will put that down in about 1 week and try again if it doesn't grow, I'll put down wood chips or mulch. Bu right now not happy with the product and the cost that I paid."

It's a good start, no weeds! Better than most

"We bought the largest size to overseed our yard. I think this is a better brand than most. It's not that dark green that I would like, but it's an even green with no weeds like the big box stores. Once we were able to apply weed and feed my grass it's gorgeous now. We're going to use this again in fall and spring and probably stick with this brand. . . and continue to add amendments that can give us that deep dark green were really looking for. This is a good bang for your buck to getting your grass beautiful."

Q&A

Is the seed coated or is it just seed? My dog loves to eat seeds
This seed is not coated
I am living in Columbus OH and looking for what type of grass to plant. I've seeded and reseeded with Scott's Sun and Shade and a large part of it dies off during the summer heat/droughts. A fair amount has died off in the last couple weeks after overseeding this spring. Almost all of my yard is mostly sun with very little to no shade. I was looking at a tall fescue mix, which is supposed to be more drought tolerant and do well in sunnier areas. What would be my best option here?
Lesco All Pro Transition would be a great selection!
I live in Richmond VA which is a transition zone. Trying to decide between, ENVY, All Pro Transition, and Crown Jewel blends. We have high traffic, dense clay soil, with pets, and high PH. What would you recommend from your line of Seeds? My goal is long term growth and resilience not necessarily a perfect looking yard if you know what I mean. I'll be amending the soil regardless with carbon pro, lime, and aeration/peat moss. Thanks!
I would recommend Envy seed. This contains the top three varieties of Fescue. Visit our product page and learn more about the seed varieties and what they can offer you.
Good Afternoon: I am having a little issue with my lawn and I was told by a trusted professional to spray certain areas of my lawn with roundup before aerating and re-seeding, which I have no problem doing. I usually use Double Eagle Rye Seed when I do this every fall (I live in downstate NY) but this grass blend was referred to me by the professional based on my front yard basically never getting any shade. My concerns and I am hoping you could help are: 1) Using this blend after aerating and re-seeding with this blend, will my grass look like it has 2 different types of blades/grass types in it? 2) What are the benefits to this blend in a lawn that gets sun all day long 3) I have a seen a few reviews on this site and other sites about this blend not germinating, is this a common issue/problem? The last thing I need is to rip up my lawn with round up and aeration and not get proper germination. Thank you.
1. This grass type will have a different color and texture compared to rye grass. 2. This fescue blend will be much more resistant to heat and sun exposure compared to rye grass. 3. The label has a germination rate of 90%. Seed germination is largely dependent on prep work and proper after care.
Can I plant grass now, July 2nd
Yes, you can seed now, but it would be best to wait until fall. 90+ degree days make it difficult to prevent the seed from drying out.
